10 tips for selling your home

Choose your agent wisely

In todays complicated market, the right agent with detailed knowledge of the local markets can provide you with useful tips, sound advice and a marketing plan to sell your home.

Go on the market at the right time

The right time is now!   With inventory at an all time low, and many more buyers than sellers, we’re seeing most homes selling at the asking price or over in less than 30 days.

Get Professional Pictures Taken

If a picture is worth a thousand words, let a professional make your home stand out from the competition.

Price it Right

Your agent will suggest a listing price based on Fair Market Value by thoroughly researching comparable homes in your neighborhood and town.

Declutter

You only get one chance to make a good first impression.  Make sure your home is free of clutter, including items on kitchen countertops, clothes laying around, newspapers, magazines, etc.  If you have to put items in storage, do it.  It will pay off.

Depersonalize

Every buyer wants to imagine your home as their own, but seeing pictures of you and your family, and other personal items makes it difficult for them to do that  Give buyers the opportunity to see themselves living in your home by packing away all of your personal items.

Stage your Home

This doesn’t mean hiring a professional stager, but your agent can help you by rearranging your existing furniture or adding or subtracting furniture to accommodate what buyers are looking for based on your agents experience in the market.

Be accommodating

Do the best you can to allow your agent to do their job, by agreeing to open houses, and arranging a showing around the buyers schedule not yours.

Ask for Feedback

Always ask your agent to provide you with real time feedback from the buyers that are viewing your home.  Then be open to making the needed adjustments to pricing, repairs, etc. to help make sure your home sells for the most money, in the shortest period of time.
